AI architecture design tools for architects, compared

SoftArch, Autodesk Forma and TestFit all use automation to speed up early design, but they solve different problems. This page sets out what each one does, what it costs and who it suits, using each company's own published information.

SoftArch is our product. Competitor details come only from their own websites, and the limits of SoftArch are listed as plainly as its strengths.

SoftArch (SOFTARCH Inc.)

A browser-based AI architecture studio covering concept renders, floor plans, parametric high-rise massing, 2D to 3D conversion, site analysis and Softy, an AI architecture consultant. Best for: Architects, students and small studios who want to explore ideas, produce presentation renders and get early drawings and models without installing anything. Price: From $12.99 every 4 weeks (Student, 350 credits); Architect plan $79.99. New accounts start with 20 free credits. Strengths: Renders from a sentence, a sketch or a photo, including live rendering that updates as you type; Multi-storey floor plans with aligned cores and checks against common building rules; Parametric high-rise massing and facades, edited with controls or in plain language; Site analysis reports for sun path, wind, climate and terrain, with the source of every figure; Exports PDF sheets, DXF drawings and GLB and OBJ models. Worth knowing: No native Revit model: work moves into BIM through DXF and 3D file exports; No parking layouts, development yield studies or pro forma; Building rule checks are guidance and need review by a licensed professional.

Autodesk Forma (Autodesk)

Autodesk's cloud software for early-stage design: Forma Site Design for site planning and analysis, and Forma Building Design for schematic design that continues in Revit. Best for: Practices already working in Revit or the Autodesk AEC Collection that want early site and performance analysis connected to their BIM models. Price: Forma Site Design from $59 a month, with a free trial. Forma Building Design is included with Revit and AEC Collection subscriptions. Strengths: Site context such as terrain, buildings and roads set up automatically; Environmental analysis including sun hours, daylight, wind and microclimate; Floor plan, modular facade and unit-mix automations in Forma Building Design; Hands over a geolocated, native Revit model with site context. Worth knowing: Strongest when the rest of the project already runs in Revit; Aimed at site planning and schematic design; detailed BIM work continues in Revit.

TestFit (TestFit Inc.)

A real estate feasibility platform that generates editable site plans, parking layouts and building yields from zoning and site constraints. Best for: Developers, architects and contractors testing deal feasibility: how many units, parking stalls and square feet a site can hold. Price: Parking Solver $195 a month, billed monthly, with unlimited users. Site Solver from $15,000 a year and Site Solver Portfolio from $20,000 a year. Strengths: Parking automation with custom stalls and drive aisles; Zoning profiles built from FAR, dwelling units per acre and parking ratios; Generative design and detailed building presets in Site Solver; Add-ons for site data with cut and fill, a live pro forma, and an MCP connection to AI assistants. Worth knowing: Generative design needs the Site Solver plan, which is priced annually; Focused on feasibility and yield rather than architectural rendering.

What is the best AI architecture design tool for architects in 2026?

It depends on the job. For site planning and schematic design inside a Revit workflow, Autodesk Forma is built for that. For real estate feasibility, parking and yield studies, TestFit is purpose-built. For concept exploration, presentation renders, floor plans and parametric massing in the browser on a student or small-studio budget, SoftArch brings those tools together in one place.

Is SoftArch an alternative to Autodesk Forma?

For early concept work, partly. Both help you explore massing and layouts early. Forma's strengths are its environmental analysis and its direct handoff to a native Revit model. SoftArch adds AI renders, floor plan generation and parametric high-rise modelling in the browser, but it does not create native Revit models; it exports DXF drawings, PDF sheets and GLB or OBJ models instead.

Is SoftArch an alternative to TestFit?

Not for feasibility studies. SoftArch does not lay out parking or calculate development yield or a pro forma, which is what TestFit is built for. SoftArch is the better fit once you are designing the building itself: renders, floor plans, facades and site analysis.

Which tool is the most affordable for architecture students?

SoftArch has a Student plan at $12.99 every 4 weeks that includes all the core design and render tools, and every new account starts with 20 free credits. Autodesk runs a separate education programme for eligible students and educators, so check its terms for Forma access. TestFit publishes a university programme on its website.

How was this comparison put together?

From each company's own product, pricing and support pages, checked in October 2026. Prices exclude tax and can change, so confirm on the vendor's website before buying. SoftArch is our product, so weigh our claims with that in mind.
